Chimney Breast Removal and the Party Wall Act
Removing a chimney breast from a shared wall can affect the party structure and may require formal notice before demolition begins.
Why the shared wall matters
The breast may be bonded into the wall and its removal can expose masonry, change local support and cause vibration. The remaining stack or breast above must be properly supported.
Structural design
A structural engineer should specify the support arrangement. Gallows brackets are not suitable or accepted in every situation; steelwork or other engineered support may be required.
Protecting the neighbour
A Schedule of Condition records existing cracking and finishes. An Award can set out sequencing, support, sound insulation and making-good obligations.
