Party Wall Notices: A Complete Homeowner Guide
A valid notice identifies the parties, property, proposed work and relevant statutory provision. Correct preparation helps prevent avoidable delay.
Section 1, 3 and 6 notices
Section 1 covers new walls at the line of junction. Section 3 gives notice of works using rights under Section 2. Section 6 covers qualifying nearby excavation.
Serving every adjoining owner
Ownership should be checked carefully. Leasehold, freehold and multiple ownership can mean more than one adjoining owner requires notice.
Responses and timescales
An owner may consent, dissent or not respond. A non-response can trigger the statutory dispute procedure; it is not consent.
