Adjoining Owner Guide to Party Wall Notices

If a neighbour serves notice, you should understand the work, response deadline and protections available before deciding how to respond.

Quick answer: You may consent, dissent and appoint a surveyor, or agree to use one Agreed Surveyor. Ignoring the notice does not stop the process.

Review the notice and drawings

Check the names, addresses, description of work and supporting plans. Ask for missing structural or foundation details where they are relevant.

Consent or dissent

Consent can keep the process simple, and a Schedule of Condition may still be agreed. Dissent leads to surveyor appointments and an Award.

Your property protections

Surveyors can address working methods, access, weatherproofing, vibration and a condition record. The Award also provides a framework if damage is alleged.
