Adjoining Owner Guide to Party Wall Notices
If a neighbour serves notice, you should understand the work, response deadline and protections available before deciding how to respond.
Review the notice and drawings
Check the names, addresses, description of work and supporting plans. Ask for missing structural or foundation details where they are relevant.
Consent or dissent
Consent can keep the process simple, and a Schedule of Condition may still be agreed. Dissent leads to surveyor appointments and an Award.
Your property protections
Surveyors can address working methods, access, weatherproofing, vibration and a condition record. The Award also provides a framework if damage is alleged.

Do I have to consent?
No. You are entitled to consider the proposal and the statutory options.
Can I choose my own surveyor?
Yes, or both owners may agree on one Agreed Surveyor.
Can I charge for inconvenience?
The Act does not create a general inconvenience payment, though specific loss or damage may be addressed.
