Party Wall Awards Explained

A Party Wall Award is the formal document made by appointed surveyors when a dispute has arisen under the Act.

Quick answer: The Award authorises and regulates notifiable work; it does not grant planning permission or approve unrelated construction.

When an Award is needed

A dissent or qualifying non-response creates a dispute. Surveyors are then appointed to settle the matters arising from the notifiable work.

What the Award contains

It normally includes the drawings, work description, access arrangements, safeguards, timing provisions and Schedule of Condition.

After service

Both owners should follow the Award. The Act provides a limited appeal period, so legal advice should be taken promptly if an appeal is contemplated.
