Party Wall Costs and Surveyor Fees

Party Wall costs depend on the number of owners, project complexity and whether consent is achieved or surveyors must make an Award.

Quick answer: PWS West Midlands charges £45 per statutory notice plus applicable Land Registry and disbursement costs, from £450 per adjoining property for a Schedule of Condition, £750 per adjoining property for a standard Party Wall Award, including one Schedule of Condition visit where required and applicable where the Adjoining Owner appoints their own surveyor whose fees are separate; £890 for an Agreed Surveyor appointment, including one Schedule of Condition visit where required, and £140 per hour for additional work outside the standard scope.

Notice costs

The correct notice or notices must be prepared for each relevant adjoining owner. One owner can sometimes require more than one statutory notice, so ownership, title checks and the proposed work are important when budgeting.

Surveyor appointments

If a dispute arises, the Building Owner usually pays reasonable costs associated with works undertaken for their benefit. If an Adjoining Owner appoints a separate surveyor, that surveyor’s reasonable statutory fees are separate from PWS West Midlands’ Building Owner Surveyor fee and can increase the overall cost.

Can complex work cost more?

Yes. Specialist engineering, multiple notices, access issues or prolonged negotiations can require additional work. Additional work outside the standard scope is charged at £140 per hour. Where reasonably practicable, significant additional costs will be explained before substantial additional work is undertaken.
